    Went to Winn Dixie and picked up apple cider vinegar, a couple bags of kimchi, some Italian sausage, spinach and mushrooms. And Topo Chico. They don't have it down here very often so when I see it, I buy it up. I hate it when the wife is gone and I have to go to the damn store. Ate McGuire's leftover chicken and half a French dip with horseradish, some kimchi and a salad.

    Went outside and took down Old Glory and my 82nd Airborne flags. Both are starting to tatter a bit and I don't fly a tattered flag. Thought I had another 4x6 but I only have a couple 3x5s so I'm gonna get on Amazon and order some new ones.

    Trying to watch OU softball but I guess it ain't on yet? Gonna watch baseball at 2 and bounce back and forth to the golf tournament. Too chilly/windy outside to mow, so I'll probably do that tomorrow.

              Finished the day 2-0. Kid pitched 6 innings of the championship game. Went 3-4 with 4 SB’s, 2 RBI and scored twice.

                Took the pups for a walk around the neighborhood. 10 degrees warmer and it would be a perfect day. Watched the ladies whoop that Auburn ass. Gonna grill and finish laundry. Wife gets back tomorrow from Topeka.

                    It is, and it's closer, but my wife loves Winn Dixie and all their BOGO stuff, their "cell phone points" and their liquor store rocks. She goes to both, but Publix doesn't always have our brand of kimchi and WD always does. Plus, I was low on Jamo so Winn Dixie it was.

                    I usually go to Publix for our brand of no soy bean oil blue cheese for my chicken wings. It's really hard to find salad dressing with no filthy soy bean oil in it.

                                    Friday night went to Savannah for Saint Paddy's day. That was fucking crazy. Busier and crazier than my experience at Mardi Gras in NOLA last year.




                                    Saturday we went to Macon for their Cherry Blossom Festival.

                                    Today, church and lunch on St. Simons Island then put in an offer on a house worth more than the last 3 houses I've lived in, combined. Excited and nervous. Not sure if I want them to accept the offer or not at this point.

                                    House is about halfway through the build process. Met with the builder last week to go through the house. Up until about a week ago the house was going to be for him and his wife, until he decided he didn't want 90% of his neighbors to be his customers. But, the house is essentially the culmination of his 30 years as a builder and is loaded with special features and details since it was going to be their home. It's a replica of a famous Charleston SC piazza style home down to the gas lamp porch lights on the courtyard front porch. The back yard view isn't too bad.



                                    We'll see what happens. If we get the house, it'll likely be our forever home so I like the thought of not having to move again. Especially after having moved 4 times since covid started.

                                        You don't like trees and water? I'd get a beach view but I don't have several million that it would cost to get a beach view on this island. I'll just have to settle for being able to smell the ocean from my yard and about an 8 minute drive to the beach.

                                                is that a swamp or a half dry pond? looks like mosquito breeding grounds...
                                                and those trees.....pretty scraggly looking.....what kind are they?
                                                was it marketed as the perfect swamp view...only 8 minutes drive to the beach?

                                                  They both pitched1 inning of shut out ball in the major league camp this spring. Rocker pitched in the Fall Arizona League and did well. He didn’t pitch last summer. Leiter went straight to AA Frisco and was up and down. He had control problems. Frisco did win the Championship with him though.

                                                  They are a couple of years away. I have been more impressed with Rocker. He’s another guy that has to prove he can stay healthy

                                                            10 years ago I would have zero clue what that even meant, but now I'm a huge fan. With my love of Charleston, NOLA, Savannah, etc. it's definitely a home that speaks to me now.

                                                                                Wife and I looked at a few beach properties in Navarre a month or so ago. Everything there were listed as "income properties;" but I'm not interested in making income off them, we want to enjoy them. Anyhow, they were nice, all built up on pilings/stilts, all in the 4-5k square foot range, 4 bedrooms, 4 baths. One was about 6k sq ft. All 3 story, all with 3 level decks. One had an outdoor shower, all had private raised walkways to the beach.

                                                                                Realtor says "these all make over $140K a year." So I sat down with him and had him pull real numbers from tax records, average utilities, etc. The cheapest property we were looking at was $2.2 million. The most expensive was a tad over $3 million. They weren't the nicest/biggest houses on the beach, but all were very nice.

                                                                                Long story short? The taxes averaged about $30K per year. Insurance was around $25K (I believe, can't remember for sure). Utilities were completely ridiculous with them being rented out all the time and lights, AC, etc. constantly running. All of them had contracts with Vacasa or VRBO or one of the property management/rental outfits with maintenance/cleaning deals. Doing the math, the income you make from them covers your expenses. The mortgage? Doesn't even touch it. You actually get to stay there a few weeks in the winter when it's not rented out.

                                                                                Our paid for house on the golf course 8 minutes from the beach at the very quiet and secluded end of a street with a nice, big pond about 100 yards away will just have to suffice. I'd love to be able to have my morning cup of joe sitting on the deck watching dolphins swim by, but sitting by the pool watching golfers go by is a hell of a lot cheaper. Plus, the upkeep on those beach places is ridiculous. Everything that was made of metal had rust on it, and everything has to be painted a couple times a year or the salt will eat it up. Plus sand. Sand everywhere.

                                                                                    Again, you live in Enid but are saying I will have a bug issue? lol. We'll have a screened in porch, will have the yard treated, and otherwise deal with the bugs the same way pretty much every human being does that lives in a warm and humid place. Oh, and in the winter I won't have to wear pants. We'll be investing in a property in OKC soon as well and then we can choose to go back only when the weather is good. But, we'll be near downtown OKC where people like you are too scared to go. lol That's what you call a win-win, honestly.

                                                                                      Idiot neighbors beat me to it. A couple of years ago they set their yard and another neighbor's yard on fire. Poor neighbor lady had just moved in and was working from home during Covid. She was panicked when she looked out her window and saw her yard on fire. Being neighborly, I went over and helped contain it until the FD showed up.

                                                                                        Yeah, you've pretty much nailed why folks here covet the marsh view lots here in the Golden Isles. Never have a house behind you and you aren't paying beachside premium.

                                                                                        My pops passed away on January 2nd so we're moving my Mom in with us down here, hence the new house even though we just moved here in November. This new house has an entire guest apartment above the garage just for her. She doesn't ever want to drive or cook again, so now she can just walk under the portico, through the screened in patio to the house for meals. I was in Oklahoma for almost 2 months with her getting her estate ready for the house, cars, and contents to all be sold. House is finally on the market and the estate sale in April 1st and 2nd. Thankfully we've been here long enough to know where we wanted to fully invest in our final landing spot in Georgia. Hopefully this is it and we can finally rest.

Now, when I was a kid, a smackdown flying body slam from the top rope was acceptable by any adult on any kid who was out of line.                                                                                                   Parents wouldn’t do that to us. Just the thought of them calling our folks was enough.

                                                                                                    One night at Boy Scouts, I was horsing around with one of my friends and we broke something at the church where we met. Our Scoutmaster told us to call our parents right then to come get us. We (in a church and at Scouts, mind you) went out to the hallway to use the phone and pretended to call home. We said it the line was busy and we would try again every 5 minutes or so. We kept this up until about 20 minutes before the end of the meeting and then said that our parents were on their way (which of course was true because they were coming to get us at the regular meeting end time).

                                                                                                    Neither of us wanted to really tell our parents what we did because it would have been bad. So bad, I probably wouldn't be around to be a DBer today.

                                                                                                      I remember our family at a weekend cabin vacation with our friends at Lake Ft Smith State Park back in the 90’s. The cabins were soon to be demolished as they were expanding the lake. Where we were, was going to be under water eventually. My buddy and I caught my two boys and his two boys throwing rocks and breaking windows of a cabin already being disassembled and no longer rented. We both snatched all four of them up by the hair and took them to the ranger station to tell the head park ranger what they were doing. There wasn’t any “it’s okay boys, they’re gonna be torn down” bs. He laid the law down on them. (He knew what we were trying to teach them). They were scared shitless. They ended up settling on an amount of the cost of the windows and mailed him money (theirs, not mom and dads) to the park with a letter explaining how they were wrong in vandalizing a State Park. It was a great teaching moment in Fatherhood.
