full kitchen remodel

    full kitchen remodel

    so Feb 6th, our kitchen got demo'd......and we're about 2 weeks away from being done. half of my house is partitioned off floor to ceiling with plastic. new boxes have been primed and bondo'd....painting today. the new countertops, flooring and backsplash went in this week - and the first coat of paint goes on today with a second coat on Sunday

    the doors and drawers are being painted off site

    what a beating this process has been.....we turned our dining room into a makeshift kitchen - and we've been living off takeout (if you decide to remodel your kitchen, factor this in to your overall budget)

    anybody else go thru this? we met with 3 contractors before we found our 4th - who was the most organized and prompt with an estimate

    also - overbudget......this happened twice, which was fun

    i've been a captive to my home office -because the living room is covered in plastic as well........

    also - the daily dose of Tejano music is a nice touch to the "work from home" ambiance

          You should have asked advice from traxx before you entered into that contract.

            I've done this. The eating takeout is true. It sounds like fun (eating takeout every night) but you quickly grow tired of it. Also, trying to eat what's in the fridge/freezer before having to unplug it so you waste as little food as possible.

            Not fun, but I don't really have any advice to speak of. Maybe plan a trip/vacation/cruise during the time and hopefully you'll come back to a completed project? Other than that...

              When my in-laws were remodeling their house the eating out for every meal got old really quickly.

              What a pain in the ass that project was. My MIL is exacting yet indecisive.

                  oh - my fridge is plugged in to the wall in the foyer.....it's freaking nuts. we went with all new appliances (long story) but switching to a counter depth fridge - and it's still in the box/original packing out in the garage. the old fridge which is still in perfect condition is 8 ft from the front door.

                  the eating out - it's either a sandwich from the fridge - or something gross in the air fryer. we have no space to prep food - so everything has to come from a bag or take out

                  i used the blackstone twice but the clean up is pretty much impossible because we dont have a kitchen sink

                              This cracked me up. Our neighbors did a full renovation on their house during Covid and moved to the beach. Their workers all day every day played loud salsa music. Im sure some of my clients thought I was working out of the back of Mexican Restaurant.

                                It depends on several factors. Of course the size of the job. Is it a gut or just lipstick? A gut is always best so you can see what’s behind the walls. Check plumbing and electric. You don’t want to just cover over soneone’s shoddy work. Are the materials available? Custom cabinets or ones that are already made? Are you buying new appliances? There was a time where those were sometimes a wait. What sort of permits do you need? That’s why a good, dependable GC is so important.

                                  Yeah, I get it….lots of factors. It started with a fridge that shit the bed…then I’m like, “well fuck it…let’s just replace ALL the appliances”. Then it was, “well, the center island/cooktop is a bit smaller than I’d like…so, maybe we should have it rebuilt/enlarged”. The cabinets are custom and quality, so I’d not replace them…but would consider a different finish (if that’s an option). The more I have to think about it…the more I put it off, lol.

                                    Another thing to take into account is remodelers generally work on numerous jobs at the same time, so where they are at with other jobs dictates where they are at with your job.

                                      If there’s downtime at your job they’ll send their guys elsewhere and that can change your schedule. It’s really important that you have a contract with time goals, dates, etc. And don’t give them money haphazardly. Stick to the agreed payment schedule.

                                          i'd like to add a few other gems

                                          1. the dust - the gift that keeps on giving
                                          2. the hours the contractors work......some mornings they're here at 730......others they show up at 2pm.....the tile guy was here till 8pm one night

                                          you really can't leave your house unattended while they're here.......a bit of a prisoner in your own castle

                                            I worked in an office that had a Mexican restaurant next door. My wall backed up next to their dining room. I knew when someone was having a birthday celebration because they would crank up the music to come put a hat on the customer and sing at their table. Quite annoying.

                                                  nice! that looks great

                                                  - i'll post before and after pics once it's all done. we have a cooktop island in the middle of the kitchen - that we enlarged.....and then had a two level elbow shaped bar island ...we leveled that off and increased the angle of the elbow to give more room with the bigger cooktop. ripped out the old tiny closet pantry and went up to the roof line with the cabinets. gonna be nice when it's all done

                                                      A couple things:

                                                      1. First world problem?

                                                      2. There are no lectins in eggs. Pat. Don't be aggy.

                                                      Yeah, been there, done that. Only we did the entire house. Down to the studs and slab. Bunch of plumbing and electrical too. I'm blessed to be married to Superwoman, so we ate a minimum of take out. She's very adept at cooking on all manner of appliances, and she cooked on a hot plate in the hallway, baked in a toaster oven, and we grilled a lot. She used those big tailgate cookers we had and made chili, stew, soup, pulled pork and stuff like that where there were leftovers to eat. We've always had a fridge and freezer in the garage, so that wasn't an issue.

                                                      Our kitchen and master were in one end of the house. We did an addition to the master and master bath at the same time. We closed that end off and lived in the living room and hallway mostly until they finished, then moved to that side of the house when they were done and started on the living room/front bedroom. To me, the worst part was sleeping/living/eating in the living room. And like jk said, the dust. No matter how hermetically sealed they tried to make it, dust was in/on everything. Nothing like fine grit dust on your pillow...We did it all while having the pool put in. It was a long 6-7 months...

                                                      Good luck, and we really enjoyed the results and it does increase your property value quite a bit. Probably not as much as you spend, but sure makes it easier to sell if you ever do.

                                                          That's what my FIL and I did at their house. We did most of the work ourselves and hired out the geothermal install, exterior house paint, carpet and tile, and wall texture. We got rid of the drop ceiling in the kitchen, painted the exposed beams/installed shiplap upbove them, added doors and windows where the weren't any, all new appliances and fixures, poured concrete countertops, all new custom cabinents, all new doors throughout the house, added walls where there weren't any before, complete master bath, expanded guest bath from 1/2 to full, demoed fireplace/hearth and walled it off, got rid of the floor vents throughout, made a laundry room, I was a little pissed after we made her an 8x12 walk-in pantry and she filled it with all of her cookware/small appliances/etc and no food. WTF lady? I still give her shit for that over a year later. I am really glad that she didn't make us move her grand piano though.

                                                          Overall it was a pain in the dick.

                                                              We had a home inspection done when we were thinking about selling our place. The very first thing I saw was "kitchen is completely remodeled with granite counters, new appliances, cabinets and tile flooring." Same deal on the bathrooms. We sold our place without ever hiring a realtor or listing it. Cash deal, with no home inspection or repairs required. We did the inspection for shits and giggles.

                                                                They could afford to hire out everything, but she's cheap like that. I was actually surprised that she hired out the tile and texture because he's always done it in the past. They used to buy tax liens and flip houses.

                                                                  We did the master bath the same summer we put the pool in - the kitchen is really the last thing to do. And Slytherin - it would be easier to do all that cooking in the summer - not sure when you did yours.

                                                                  We did a couple of extras on this remodel - we have a concave niche in the wall - in the foyer. It has a moon or football shaped counter top and the wall goes up curved all the way to the ceiling (12ft)…we had three shelves built and anchored into the wall and will make that my whiskey bar. It’s gonna be cool as hell when it’s done.

                                                                  Definitely 1st world problems though -just ready to get my house back and all the paper off the floor. The very best thing we did was find a contractor who has an extreme eye for detail….he’s a perfectionist and it has made a huge difference.

                                                                  we decided at our age - that this is the house we plan to ride out the senior years in. I hope the funeral home carries me out of here (not anytime soon tho) :)

                                                                    Took over half a year, so I guess a couple seasons? You've met my wife, and nothing has changed. She is the most energetic, busy, hard working person I've ever met. Superwoman doesn't even begin to cover it. And we went through a couple GCs before we finally got one with the eye for detail...and one who hired Hispanic crews. If there's work to be done, I love hearing some Chicano music and laughter and singing to the music going on. You know you're gonna get quality work.

                                                                    We had the exact same thought when we did ours. We were probably the age y'all are now? My next move was to the graveyard and I used that line at least 100 times. Then the Florida thing happened. Your deal is different cause you're not living on a farm with all the work I was sick of, so you may end up there forever, but never say never amigo. You're gonna love it when it's done, and the first time you're at your new whisky bar when it's all finished you're gonna have the warm and fuzzies.

                                                                      I’m pretty much anchored to the DFW area by kids and grandkids yet to be born/named - although I’m getting my first grandkid in two weeks

                                                                      the only move i can see making is to DC for work but I’m pulling the retirement plug in 4.5 years so I think I’m set here. Definitely no farming - but also no hurricanes :)

                                                                          Check with the kids on the whole "we're staying here to be close to the grandkids" thing. I know several people who did that, only to have the kids decide to move away. Know some others who followed the kids and grandkids. Know some others happy to see them all gone.

                                                                              DC? You're killing me smalls. Spent my last 18+ months working there. No. Just no. Don't even think about it. Seriously.

                                                                              No hurricanes? How about no tornadoes, Dallas traffic and no Texas? I win this one holmes. Hands down.

                                                                              I have 10 of my 12 grandkids in Norman, and 4 of my 5 sons. Yes, my wife has to have her little nest there, but it doesn't keep us from living where we want. Trust me, you don't wanna live in the same town as your kids. Grandkids? OK, but their parents are there and that fucks up everything. You live in the same town and you will be A #1 baby sitters. I love em' to death, but every fucking weekend? Nope.

                                                                                  Nothing anchors me to DFW but the jobs.... Hanging here for about 10 more years then off to Baja, probably La Paz. Will keep the house as rental income as houses like mine are going for $8K+/month currently. Sell it when the market demands, and that is it for the DFW. Will migrate to Michigan in summer, Baja in winters.

                                                                                    I spent a lot of time on the Sea of Cortez in my youth/young adult life. Mostly Puerto Penasco (Rocky Point) in Sonora cause it was close - only about 3 1/2 - 4 hours from Tucson. We went to La Paz and Cabo quite a bit too but we had to fly there cause way too far to drive over to Baja Sur and then down the peninsula. I honeymooned in La Paz.

                                                                                    It's been a long time since I was there and from what I've heard, you wouldn't even recognize it. We bummed around, hitch hiked, and slept on the beach. Later (after the Army) we took 3-wheelers and then 4-wheelers down and camped on the beach. When my brother got his own plane, we would fly down for the weekends and such. The Sea of Cortez is very cool. I just wonder if the cartels and the corrupt Mexican government have fucked it all up?

                                                                                      Bad ass. My first time in Cabo was 1987. I have friends that live in CSL and San Jose. I still spend a lot of time down there, and drive everywhere, SJD over to Cabo Pulmo, up to La Paz then back to CSL. We dive, fish, and dirt bike, and that is just about the perfect place for that. La Paz got a lot more gringos and snow mexicans during Covid, which was not ideal to my planes. Cartels/crime is not an issue BCS, as you get closer to the border there seem to be more problems. Last trip to Baja...

                                                                                            When I was living there, it wasn't that bad. Metro was clean, on time, and safe. Yes, the town was full of looney tunes (I mean when your grocery store is named Harris-Teeter?) and you could wander about anywhere on the mall and all the way over to Ford Theater and other places without any issues. Before I moved there it was pretty rough when I went on business, but then a certain Hollywood B actor moved in and straightened a lot of shit out there and everywhere else in the country. Pretty much coincided with the clean up of New York City and a guy named Rudy. Loved to go there back then.

                                                                                            No way in any kind of hell would I consider moving my family up there. Even when it rocked. No. Fucking. Way.

                                                                                              the metro is getting a little bit dicier than in the past. i would normally agree with you on how safe and timely it is - i typically stay near L'Enfant Plaza because it's a two block walk to the office - but my next trip has me staying in the Navy Yard - which is a great 2d choice - just 2 metro stops from the office

                                                                                              i actually dont hate DC at all - in fact, i kind of love it. my job got super political when the NOTAMS system went down - long story for another thread - and i soured a bit on all of it - but for the most part - i love DC - i just wouldnt want to live there (winter being just one of many factors)
